Campground Manager

Park Managers:

Managers organize park operations to ensure cleanliness of facilities/amenities, well-manicured grounds, and the highest level of customer service. Depending on the size of the park, managers will complete or assist staff in completing many of these tasks. An on-site dwelling or RV Site and utilities are provided with this position and for security/emergency purposes the Park Managers, or an appointed representative, is required to be on-site at all times.

While not required a couple is preferred. Typically one person is responsible for the front office and must have excellent customer service skills while the other is responsible for park maintenance and repairs.

RESPONSIBILITIES  
● Ensure that the check-in and check-out process runs smoothly
● Manage all park general maintenance and repair requirements
● Ensure park cleanliness is kept to standards set by owners
● Train staff as required for their positions
● Ensure guest’s satisfaction and safety
● Review reports and statements of park sales and expenditures
● Keep park expenditures within budgetary guidelines
● Maintain and respond to park emails
● Keep up to date on park restrictions that government entities may impose from time to time (fire restrictions, watering restrictions, etc) 
● Communicate with main office staff on a regular basis 
● Work with the marketing department to market the park they manage
● Hire camp hosts and other personnel as needed after management approval

 The Park Manager must have proficient knowledge in the following areas: 

● Local codes and requirements for parks 
● RV Park repairs in plumbing, electrical and grounds maintenance
● Ability to use a computer, email, on-line reservation systems

WORKING CONDITIONS:  

● Physical Demands:  Physical labor such as mowing, digging, trimming, cleaning, and walking around the park will be required (will vary depending number of staff members at each location). Will include both indoor and outdoor tasks in variety of conditions.

● Environmental Conditions:  The Park Managers will be asked to manage a number of projects at one time, and may be interrupted frequently to meet the needs and requests of guests and staff.  They will need excellent organizational, time, and stress management skills to complete the required tasks. 

● Sensory Demands: The position requires the use of computers for long periods of time, which may cause eyestrain and occasional headaches.  

● Mental Demands:  The Park Managers can deal with stressful circumstances as many of the tasks require immediate attention and involve reolving conflicts. A problem-solving mentality is required!

REQUIRED EDUCATION/SKILLS  

● 2+ years of experience in an RV Park Manager position, or 
● 2+ years of experience working as an Assistant Manager at an RV park, or 
● 4+ years of business management experience in hospitality/service industry 
● Have a valid driver’s license and a clean MVR 
● Either possess or have the ability to get a pool operator certification within 3 months of employment 
● Possess knowledge of First Aid and CPR or be willing to gain it within 2 months of employment 

Camp Host

Host:

Camp Hosts are more focused on completing tasks to ensure the cleanliness of facilities/amenities and the highest level of customer service. They may also complete other tasks as requested by the Park Managers.

RESPONSIBILITIES  

● Make sure that check-in and check-out process runs smoothly
● Greet and assist guests upon arrival, answer questions, and explain park rules
● Assist guests in locating their campsite as needed
● Maintain park cleanliness to standards set by management
● Be familiar with local points of interest and services in the area
● Ensure guest experience and safety are met
● Clean bathrooms, pool decks, cabins, and other facilities/amenities
● Work in the camp store
● Hosts are expected to work all weekends and all holidays during the season unless prearranged with management
● Enforce rules and regulations (this also means following them)
● Be observant and report any serious problems to the Park Manager
● Perform maintenance work around the campground, i.e. lawn mowing, raking, cleaning campsites, pools, cabins etc

Grounds & Maintenance Crew Member

Grounds:

Grounds & Maintenance Crew Members are more focused on completing tasks to ensure well-manicured grounds and proper function of facilities/amenities. They may also complete other tasks as requested by the Park Managers and Camp Hosts.

JOB DUTIES

  • outine maintenance and repairs to facilities and grounds as needed
  • Complete checklists of the physical condition of resort sites prior to and after guest occupancy
  • Ensure common area lawns are manicured appropriately. Regularly treat for weeds, weed whip, rake leaves, plant flowers/shrubs, spread mulch/wood chips/stones, trim shrubs and hedges, cut and remove tree limbs damaged by adverse weather conditions, and perform other lawn care services as necessary.
  • Keep the grounds and amenities presentable and inviting at all times.
  • Ensure trash/debris is picked up daily from common areas and streets on a daily basis. Empty common area trash containers as needed.
  • May be asked to help clean resort amenities which may include clubhouses, resort offices, restrooms, laundry areas, and maintenance garage.
  • Assist manager with supervision of service contractors.
  • Inspect irrigation system regularly to ensure it is working properly, repairs as necessary.
  • Inspect playground area and equipment, pool/spa area, and other recreational amenities to ensure everything is in good condition, making minor repairs as needed.
  • Ensure all resort roads and public access routes are free of hazards.
  • Maintain resort pool(s), test chemical levels, and adjust appropriately, where applicable.
  • Maintain resort vehicles and equipment.
  • Follow safety procedures while performing duties, including safely operating vehicles when moving from site to site and picking up supplies.
  • Other duties and special projects as assigned.

REQUIREMENTS

As a Resort Maintenance Technician, you must be hard-working, reliable and focused on providing exceptional customer service. You must also be highly organized and detail-oriented with the ability to manage multiple tasks simultaneously.

  • High School Diploma or GED
  • Previous maintenance experience in a campground or RV resort is preferred
  • Knowledge and experience in general maintenance techniques and repair work
  • Ability to endure seasonal temperatures as working conditions require constant outdoor work
  • Valid driver’s license and good driving record
  • General knowledge of janitorial work, plumbing, electrical, and grounds maintenance helpful
  • Proficient skills in operating various hand tools, power equipment, and commercial machinery
  • Ability to provide legible written reports
  • Must be able to lift at least 50 pounds consistantly
  • Basic computer proficiency, including the ability to use email and internet
  • Availability to respond to resort needs during non-business hours or be on-call
